CBRE’s Julie Fisher Berry and Sheila Roux represented the seller, Lighthouse Point Marina Inc., in the transaction. Led by Julie Fisher Berry, CBRE’s Marina and Shipyards brokerage team in South Florida has transacted over $1.5 billion in marina and shipyard sales.

Featuring 102 wet slips that can accommodate 25- to 80-foot vessels, the 4,410 total linear footage marina had been family owned and operated for over 50 years and had never been offered for acquisition previously. LIGHTHOUSE POINT TOWNHOME PROJECT: SeKai Residences, the 12-unit townhome community that is planned for the vacant lot on the southwest corner of NE 23rd Avenue (Lighthouse Drive) and NE 39th Street, is slated to start construction soon, after being on hold for the past several years.

The townhomes are moving forward under a new developer – North American Development Group, based in West Palm Beach.

The developer who originated the project – Adam Adache, managing partner of Cavache Properties – sold the property to North American Development Group in April 2022 for $3 million. Cavache Properties, which has offices in Pompano Beach and Fort Lauderdale, purchased the property in 2018 for $1.4 million.

Adache said he sold the property primarily because he and his partners decided that, at this time, their main focus is going to be larger multi-family projects.

Adache is currently constructing Old Town Square, a 10-story mixed-use development in Pompano Beach’s up-and-coming Old Town arts and entertainment district. The $72 million project, which is slated to have 281 residential units and over 5,000 square feet of ground-floor commercial space, broke ground in November 2021.

“I love SeKai,” said Adache. “It was hard to let it go, but North American Development Group is a good group to take it over. I think it’s still going to be a great project for the community.”

Jeffrey Preston, managing partner, U.S. real estate, for North American Development Group said: “It was a great opportunity to jump into a really high-end project in one of the most desirable neighborhoods in all of South Florida. We think the project is going to be a huge asset for Lighthouse Point and will be very successful.”

Permits are being finalized with the City and construction should begin in roughly 90 days, starting with the horizontal site work.

Preston said the project will be constructed largely in accordance with the plans that Adache got approved by the City of Lighthouse Point, “which we believe is a beautiful design for a beautiful neighborhood.”

Preston said there may be “a few minor tweaks along the way,” mostly focused on the interior and possibly some architectural features.

The residences might still be called “SeKai,” – which is of Japanese origin, and means “New World” – but that is yet to be determined, said Preston.

Two buildings with six townhomes each will be built on the site, which is just under one acre, and has the address of 3870 NE 22nd Way. Construction of the townhomes is anticipated to take about 12 to 15 months to complete. The site has stood vacant for almost 10 years.

The townhomes will range in size from approximately 2,040 square feet to 2,465 square feet of air-conditioned space, with three and four-bedroom floor plans. The developer has not yet set the pricing.

Each townhome will have a ground floor patio area with several options to choose from: a splash pool, a water feature (a decorative lighted fountain or a small fish pond) or a Jacuzzi hot tub.

The townhomes will also have a second-story covered terrace, Italian cabinetry throughout, stone countertops, state-of-the-art appliances, 10-foot ceilings, high-impact hurricane glass, pre-wiring for smart home technology, and a private two-car garage. There will be a privacy wall around the perimeter of the property, as well as between each unit.

The townhome project will be the first new construction of townhomes in Lighthouse Point in almost 15 years.

North American Development Group has been developing in Florida since the early 80s. The development firm is currently constructing Nuvo Boca, a project consisting of 252 for-rent single-family homes and townhomes on the former site of the Mizner Trail Golf Course in central Boca Raton. ~

LIGHTHOUSE POINT’S NEW MAYOR: At a special city commission meeting held last night, Commission President Kyle Van Buskirk was elected to fill the office of mayor, which was left vacant after the passing of Lighthouse Point Mayor Glenn Troast on March 23.

At the start of the meeting, a moment of silence was held for Troast, who had been battling cancer for several years. He was serving his third term as mayor, which would have ended in March 2024.

According to the city’s charter, in the event a vacancy occurs in the office of mayor, the city commission must elect by majority vote a mayor from among its members to serve until the next regular city election, which is in March 2024.

Van Buskirk, who has served on the commission for eight years, will not officially be mayor until he is sworn into office next Monday. He said he did not want to be sworn in until after the city’s Keeper Days weekend.

“This is a time to honor Glenn’s legacy over this Keeper Days weekend,” said Van Buskirk. “There is no doubt he has been a keeper of our city.”

The first order of business at last night’s meeting was for the Commission to determine the process by which they would select a commissioner to fill the position of mayor. Once that was decided, Commissioner Sandy Johnson nominated Van Buskirk, and Commissioner Michael Long nominated himself “for discussion purposes.”

Each nominee was given several minutes to speak about their qualifications to serve as mayor.

“First, I want to say there’s no way that anyone would ever want to become mayor of our city on these terms,” said Van Buskirk.

Van Buskirk noted that, over the last five months, he has spoken openly about his aspirations of running for mayor in the 2024 election.

Van Buskirk has been a battalion chief with the Broward Sheriff Fire Rescue since 2011. Prior to that he was the with the Deerfield Beach Fire Department for nine years, until it merged with the Broward Sheriff Fire Rescue.

Van Buskirk highlighted how his leadership role as a battalion chief would help him as mayor. He also said that his work schedule as a firefighter – 24 hours on/48 hours off – “will allow me to spend the time that is needed to be a successful mayor.”

“As our mayor, I will continue to be an active listener to our residents, while moving us forward to the future,” said Van Buskirk.

Commissioner Long, who works as a nonprofit executive, has served on the city commission for 23 years, and served on the Code Enforcement Board for 10 years. He also served on the pension board, the Broward County Planning Council, and was appointed by Gov. Ron DeSantis to the Broward County Housing Authority.

“Public service has been my life for pretty much all my adult life,” said Long.

“I’ve served this town; I want to continue to serve this town as your mayor,” said Long. “I think I can bring that experience, I can bring that passion, and I can bring that leadership to move forward.”

During the meeting, members of the public were able to provide their input both in-person and virtually.

When it came time to for the Commission to vote on who would be the next mayor, Long, seeing that the majority of the vote was going to Van Buskirk, also cast his vote for Van Buskirk, making it unanimous.

Van Buskirk told Long: “I thank you, and I look forward to leaning on you as a new mayor.”

In addition to electing a new mayor, the Commission also voted to hold a special city commission meeting on April 6, 2022 at 6:30pm to discuss a process to fill Van Buskirk’s commission seat.

According to the city’s charter, when a vacancy occurs on the city commission, the commission has 60 days, by majority vote, to elect a person having the qualifications for the office to fill the vacancy until the next regular election. The open commission seat can be filled by any qualified resident of Lighthouse Point.

South Carolina-based Port 32 Marinas, LLC, has purchased family-owned Lighthouse Point Marina in Broward County.

The marina, on the Intracoastal Waterway near the Hillsboro Inlet, had been owned and operated by the Spieker family for decades. The sale also included the Nauti Dawg Marina Cafe restaurant, 2841 Marina Circle, in Lighthouse Point.

Julie Fisher Berry and Sheila Roux from CBRE (NYSE:CBRE) represented the seller, Lighthouse Point Marina Inc., in the transaction. According to Vizzda, the marina deed was bought for $9.4 million.

The marina has 4,410 total linear footage and 102 wet slips to accommodate 25- to 80-foot vessels.

The purchase of Lighthouse Point represents the first marina acquisition by Port 32's new leadership team, which joined the company in late 2022. Port 32 owns marinas in Jacksonville, Palm Beach Gardens, Fort Lauderdale, Tierra Verde, Tampa, Naples, Cape Coral and Marco Island.

A major late-season winter storm continues to impact the Rockies and parts of the High Plains into the start of the work week. It will bring heavy snow, extremely high winds and blizzard conditions.

A surface low pressure system will drift across the north-central U.S. through Monday morning. The storm will pack quite a punch initially, with heavy snowfall and high winds for the Front Range and northern/central High Plains. However, the low pressure will gradually weaken and lose its pep as time goes on.

Moderate to heavy snow will occur throughout southeastern Montana, most of eastern Wyoming and western portions of South Dakota and Nebraska today. This will then taper to briefly moderate snow tonight and Monday morning, with snow possibly mixing with or even changing over to rain Monday afternoon. Any precipitation should end by Monday evening.

Light snow will be likely across western and the rest of southern Montana into northern Wyoming today. Otherwise, expect flurries or light snow showers for the rest of the northern/central Rockies. Some light snow will also be in the forecast for northern South Dakota, southern North Dakota and Minnesota today.

Total snowfall amounts will generally range from 6 to 12 inches for southeastern Montana and eastern Wyoming into southwestern South Dakota and the Nebraska Panhandle. Though, higher amounts of 16 to 24 inches will be possible in the Black Hills of South Dakota and Wyoming’s Big Horn Mountains. Expect mainly 3 to 6 inches in western/southern Montana, northern Wyoming, northern South Dakota, southern North Dakota and Minnesota.

Winter Weather Advisories and Winter Storm Warnings have been posted for central and southeastern Montana, eastern Wyoming, and the Nebraska Panhandle.

In addition to the snowfall, high winds will also accompany this low pressure system. The strongest winds will occur through late this afternoon for areas just south of the moderate to heavy snow. Sustained winds will range from 30 to 50 mph for southeastern Wyoming, eastern Colorado and northeastern New Mexico into southern Nebraska and northwestern Kansas. Expect wind gusts of 60 to 70 mph as well, though gusts of 80 to 100 mph will be found along the Colorado Front Range!

High Wind Warnings have been posted along the Front Range into the central High Plains. A Wind Advisory also stretches across north-central Kansas.
